Landlords Fees and Charges

Lillys is a family run business located in Cambourne. The company and all the staff have been here for over fifteen years meaning we know the area and the people very well. We are members of The Property Redress Scheme Member Number PRS031002, the Information Commissioners Office and Client Money Protect member number CMP002502 so you can be assured of the most professional service at all times.

Our staff have many years of experience in the residential sales and lettings industry along with property management. We pride ourselves in the comprehensive home management

service for both prospective landlords and tenants. We also consider Lillys Property Management to be the No.1 property management company in the county providing a full management

package which includes home maintenance, and 24hr coverage therefore taking the worry and stress away from the landlord and tenant.

TENANT FINDING AND INTRODUCTION

This service is the basic service offered and sets everything up for landlords to continue with the daily management.

For a fixed fee Lillys will:

  • Value and market your property on all leading websites including our own
  • We attend all viewings with clients and select the most suitable in accordance with your preferences.
  • We complete full referencing on your behalf to include employment and current landlord and the Right to Rent checks
  • Once completed successfully we will produce the leases.
  • We also, in accordance with legislation, ensure that the Energy Performance Certificate, Electrical Inspection Condition Report, gas safety certificate and the Government produced How to Rent guide are provided to the new tenants.
  • We will collect the first month’s rent and deposit and protect the deposit with Deposit Protection Service unless you wish to retain this yourself.
  • We will fully check the tenants in, gain all signatures, take meter readings, and open utility accounts ensuring correct information is provided
  • Once we have successfully moved the tenant in, the daily management of the property comes to you with all rental payments and maintenance requests made to you directly.

For this we charge half a month’s rental value plus VAT.

Full Management Package

  • We will meet the landlord at the property to give a full valuation of the property and advise on how to maximise the properties potential.
  • We take photographs and market the property on all leading websites including our own www.lillyslettings.co.uk. At your request we can also display a ‘to let’ board outside the property.
  • We attend all viewings with clients and select the most suitable in accordance with your preferences. We will fully reference the prospective tenants to include employment and current landlord and the Right to Rent checks. Once this is completed successfully, we will provide the assured shorthold leases.
  • We also, in accordance with legislation, ensure that the Energy Performance Certificate, Electrical Inspection Condition Report, gas safety certificate and the Government produced How to Rent guide are provided to the new tenants.
  • We will collect the first month’s rent and security deposit and protect this with Deposit Protection Service unless you wish to retain this yourself.
  • We will fully check the tenants in, gain all signatures, take meter readings, and open utility accounts ensuring correct information is provided.
  • We will collect the rent in advance on a monthly basis and transfer it to you alongside a fully itemised landlord statement.
  • Once the tenant(s) have moved in we deal with the daily management of the tenants and the property on your behalf.
  • We will handle all calls from the tenants. Where maintenance is required, We will always contact you to discuss and arrange for contractors to attend. We will never add any extra on for arranging or attending any required works. The director is an ex tradesman so many repairs can be managed without the need for expensive call out charges. We also have a local gardener/fencer, plumber, window/door engineer, electrician, and Gas Safe registered gas engineer to take care of those repairs which require a specialist still at the best rates possible.
  • We conduct quarterly inspections in accordance with the Inventory, to ensure the property is kept to a high standard and follow up within two weeks if we need to. You will receive a full report of these visits.

Our set up fee for this is £300 + VAT, an Inventory fee (please see below), plus the management package fee at 10% plus VAT per month.

Inventories

A complete Inventory and Schedule of Condition is crucial to any landlord. This documents the entire property right down to switch covers and gives an accurate record of condition at the beginning of each of the tenancies.

To compile a full colour digital photographic Inventory and schedule of condition on your property attracts the following charges

One bed £90 + VAT
Two bed £130 + VAT
Three bed £150 + VAT

Referencing

Under the Tenant Fee Act 2019, we can no longer charge tenants for their referencing checks. However, these are crucial to gaining an understanding of the prospective tenant’s history and their suitability as your tenant. We therefore have incorporated this expense into the set-up fee. Once you have a successful application you will then have the option to be able to take out a Rent Guarantee policy. Please ask us for further details.

Right To Rent check

These are required by law. The tenant must be able to prove, by providing specific identification, that they have the right to rent in the UK. In the case of biometric visas being their identification, it will involve a continuous monitoring process with the Home Office to ensure they remain valid.

Energy Performance Certificate

An energy performance certificate or EPC is required to enable tenants to make an informed choice regarding the efficiency of the property and the expected costs of running it. They are valid for 10 years and must be performed for both sales and letting.

Electrical Installation Condition Report

As of 2020 all privately rented properties must have an EICR certificate. This means your property must meet the 18th Edition of the Wiring Regulations and you must have a report that shows this from a qualified person.

Gas Safety Certificate

A gas safety certificate must be in place for all tenancies and are performed yearly. These check for the safety of any gas appliance, boilers, ovens and hobs and gas fires.

How To Rent guide

This document is produced by the Government and are available on the .GOV website. They are updated regularly, and we must ensure that the correct version is provided at the date of check in.

Deposit Protection

We hold a security deposit paid by the tenants, equivalent to five weeks rent. This can be used for settling any dilapidations to the property.

Under the Housing Act 2004 all security deposits must be held with a Government approved deposit protection scheme. We use the Deposit Protection Scheme
